Rusty roof repair: identify the extent first
A small rust mark, a corroding fixing and a sheet with holes are different repair situations. Before choosing a treatment, establish where the corrosion is, how much material is affected and whether there are leaks or damaged connections nearby.
From the ground, record the location and shape of visible discolouration. Include whether it runs from a fixing, follows a lap or appears around a penetration. Existing close photographs or a previous roof condition report are useful; you do not need to walk the roof to make an enquiry.
Our metal roof repainting guide explains the wider suitability decision. Rust treatment is one preparation question within that decision, rather than a substitute for checking the roof as a whole.
Metal roof rust repair or replacement?
| Condition to assess | Likely scope question |
|---|---|
| Local surface corrosion on sound metal | Can preparation and a compatible protective coating address it? |
| Corrosion around fixings or laps | What is happening at the connection and underneath the visible surface? |
| Perforated or weakened sheet | Which material needs replacement before coating work? |
| Widespread deterioration | Would a larger replacement scope make more sense than repeated local treatment? |
Paint cannot restore missing metal. The assessment should separate areas that can be prepared from areas requiring repair or replacement, including associated flashings and fasteners.
What the treatment sequence involves
- Assess and specify. Identify the covering, existing coating and extent of corrosion.
- Plan access and protection. Consider people below, neighbouring surfaces and collection of preparation debris.
- Clean and prepare. Remove contamination and loose material using a method suitable for the roof and coating specification.
- Address failed material. Complete required sheet, fixing or flashing repairs.
- Apply compatible protection. Use the specified primer and coating system under its application conditions.
- Record the work. Keep product details, repaired locations and future care instructions.
The exact preparation and drying requirements come from the selected system. Ask the quote to name the preparation standard and materials, rather than describing the whole job only as a coat of paint.
Rust converters, primers and topcoats
A rust converter, an anticorrosive primer and a topcoat perform different functions. Compatibility with the roof metal and remaining coating is essential. More chemical treatment is not automatically better, and residues or unsuitable products can interfere with the intended protection.
For a corrugated or profiled metal roof, the folds, overlaps and fasteners also affect access for preparation. A visible top surface is only part of a joint. If a lap leaks or corrosion appears around it, include the connection in the investigation before coating over it.
Read our roof flashing repair guide where corrosion affects a roof-to-wall detail or penetration. It explains why a local seal and replacement metal are different scopes.
Protect the sound metal during preparation
Corrosion can spread beneath a lifting coating, so the edge of a visible rust patch is not always the edge of the preparation. The work needs to reach sound material while retaining sound zinc protection on adjacent galvanised areas. Aggressive abrasion across unaffected metal can remove that protection.
A rust-specific spot primer and a primer for surrounding galvanised metal can have different adhesion requirements. Ask which areas each product covers and how it joins the remaining coating. Cleaning salts and loose corrosion away is part of that preparation, not a job for the finishing coat.
Plan a roof restoration quote
We provide roof replacement and restoration in Wellington. Useful enquiry details are roof type, approximate age, previous coatings, known leaks, corrosion locations and the access around the building.
Ask the proposal to separate cleaning, preparation, repairs, primers and finishing coats. Clarify how hidden deterioration discovered during preparation will be handled. Compare the areas included and the work specified before comparing total prices.
Our roof painting cost guide explains the factors that affect a quote. Keep the future maintenance instructions with the completion record so later inspections can compare the same areas.
Your questions
Can I paint straight over rust?
Loose corrosion and contamination need suitable preparation, and the metal must be sound enough for the specified system. Ask for the preparation and primer requirements before agreeing to repaint.
Will rust treatment fix a leaking roof?
It may form part of restoration, but a leak needs its entry path and failed detail addressed. Tell us about water entry as well as visible rust.
How do I know whether rust is too advanced?
An assessment needs to establish the remaining condition of the metal and the surrounding joints. Holes, repeated leaks or widespread deterioration make the repair-versus-replacement discussion especially important.
