Make the junction work again

Roof Flashing Repair in Wellington

We carry out roof flashing repair in Wellington, investigating the junction and nearby roof before choosing a repair. A split seal, loose fixing, corroded flashing or poorly formed detail can need different work, so the first step is to identify how water is getting through.

Leaking roof flashing: what the detail does

Flashings direct water across roof junctions and away from openings. They can sit around pipes, against walls, at changes in roof shape and along edges. A leak near one of these features makes the detail worth checking, but the indoor drip may be some distance from the entry point.

Our roof maintenance checklist helps you collect the wider roof history. For an active problem, our heavy-rain leak guide explains what to record safely while the weather pattern is visible.

A repair needs to consider the flashing, its connections and the roof around it. Covering a visible gap without checking the route of water can leave a second defect untreated.

Signs to include in your enquiry

  • Water appearing beside a chimney, wall, pipe or rooflight.
  • A leak that starts only with wind from one direction.
  • A visible lifted edge, loose fixing or split joint in existing photographs.
  • Rust marks, coating breakdown or staining around the junction.
  • A previous patch that has failed or a leak that began after other roof work.

Record which room is affected, the time after rain starts and whether the drip continues after rain stops. Include a wide photograph showing the location and a closer view if you can take one safely. There is no need to lift a flashing or walk on the roof to prepare an enquiry.

If water appears below a sheet joint instead, see our guide to a metal roof leaking at an overlap. The investigation may need to examine both the lap and nearby flashings.

Roof flashing replacement or a local repair?

FindingRepair discussion
Local failed seal, surrounding material soundPrepare the joint and use a compatible sealing detail where the design allows it.
Loose or unsuitable fixingsCheck fixing condition, substrate and movement before refixing.
Corroded or perforated metalAssess replacement of the affected flashing and nearby damaged material.
Poor shape, overlap or drainage pathCorrect the junction detail rather than adding another surface patch.

These are decisions for the actual roof. A small visible defect can hide a wider condition problem, while a local repair may be suitable when surrounding materials and the junction design are sound.

How a flashing repair is planned

  1. Trace the source. Review rain patterns, indoor damage and the relevant roof details.
  2. Arrange access. Choose access for the height, slope, surroundings and work required.
  3. Inspect the junction. Check the flashing material, fixings, connections and adjoining covering.
  4. Agree the repair. Define removal, preparation, resealing, refixing or replacement as needed.
  5. Check the completed detail. Agree how water shedding and the repaired area will be checked, and keep the repair record.

Material compatibility matters. Sealants, primers, coatings and metals must suit the roof and each other. A product labelled for roofing is not automatically right for every junction. Preparation and joint design are as important as the product itself.

What changes a flashing repair quote?

Access, the length and complexity of the flashing, the condition underneath it and how much adjoining roof needs opening all affect the scope. Ask whether the quote includes removal of previous patches, replacement material, coating touch-up, making good and completion checks.

Send earlier invoices or photographs if you have them. They may identify the roof covering or show what was changed during the last repair. If work depends on what is found after opening a detail, ask how that extra work will be described and agreed.

We provide roof repairs in Wellington, including flashing and penetration work, across Wellington City, Lower Hutt, Upper Hutt, Porirua and Kapiti. The enquiry should identify your exact location and whether the leak is continuing.

Your questions

Can flashing be repaired without replacing it?

Sometimes, where the material and junction are sound and the defect is local. Corrosion, unsuitable shaping or widespread damage may make replacement the better scope.

Is more sealant enough?

A compatible sealant can be part of a correctly prepared repair. It cannot replace missing metal, correct every drainage detail or restore metal that has rusted through.

How long does flashing repair take?

The time depends on access, the detail, weather and what is found underneath. Ask for an expected programme after the repair scope has been assessed.
