A practical approach to the work

A useful report should help you decide what needs attention, what can be planned and what remains uncertain. Tell us what decision you need to make, whether that is a maintenance budget, a recurring issue or the scope of future roof work.

01

Define the assessment

Identify the roof areas, materials if known, and the reason for the visit. Let us know about past leaks and repairs. If a tenant, insurer or another adviser needs specific information, provide that brief before the assessment is agreed.

02

Record the condition

The roof covering is one part of the picture. Ask for the assessment scope to address relevant flashings, penetrations, drainage and junctions. Photos should identify the location of visible findings so later work can be matched to the same area.

03

Plan the next work

Separate immediate concerns from planned maintenance and further investigation. A condition report can support the decision between targeted repair and wider renewal. Where access or hidden construction limits the findings, those limits should remain explicit.

What a useful report brief asks for

Report elementThe question it should answer
Scope and accessWhich areas were inspected, and which were not?
Located photographsWhere is each visible defect or maintenance concern?
PrioritiesWhich findings need an early response or a planned work item?
Next steps and limitationsWhat can be scoped now, and what needs more investigation?

Prepare for the assessment

  • Give the property address and your role in arranging access.
  • Gather previous reports, roof plans and repair records.
  • Describe leaks with dates and weather conditions, if known.
  • Identify the decision or meeting the findings will support.
  • State whether you need a written report and agree its scope when enquiring.

Questions before you book

Can a condition report explain an active leak?

It may identify visible concerns, but tracing a water-entry path can require a dedicated investigation. If the immediate issue is water getting inside, describe that first so the appropriate service can be scoped.

Is a report the same as a repair quote?

No. A report records condition within an agreed scope. A quote describes proposed work and its price. Ask which documents are included and whether additional investigation is needed before work can be priced.

Will it tell us whether to replace the roof?

It can help frame that decision by identifying visible condition and priorities. The suitability of repair, restoration or replacement depends on the findings, the roof system and the scope of work.
