Repair or Replace Your Roof? How to Decide

The choice between roof repair and replacement starts with the condition of the roof and the extent of the problem. We also consider restoration where the roof is suitable for preparation, repairs and recoating.

Three options, three different scopes

OptionWhat it addresses
RepairA defined defect, such as a damaged area or failed detail, where the surrounding roof remains suitable.
RestorationWork to a roof that can be retained, including preparation, needed repairs and an appropriate coating system.
ReplacementRenewal of the affected roofing where local repair or restoration will not adequately address its condition.

A roof can have more than one issue at the same time. A faded finish does not tell you whether the sheet underneath is sound, and an indoor stain does not show the full extent of a defect.

What makes a repair worth considering?

A local repair is easier to define when the defect can be identified and the surrounding material is suitable. The investigation should establish the water entry point and the condition of the relevant detail, rather than simply match the repair to the stain inside.

  • Is the defect isolated or present in several areas?
  • What is the condition of the material around it?
  • Has the same place been repaired before, and what happened afterwards?
  • Will the proposed work address the cause or only the visible symptom?

Where restoration fits

Restoration is a different decision from simply covering an old roof with paint. The roof must be suitable for the proposed preparation and coating, with the necessary repair work understood first.

Our metal-roof repainting guide separates a sound faded finish from conditions needing further attention. If coating work is appropriate, use the roof-painting cost checklist to compare preparation, repairs and access.

When to discuss a wider roof project

Widespread deterioration, repeated defects or unsuitable surrounding material can make a series of small repairs difficult to justify. A wider assessment helps establish what needs renewal and what can remain.

  • Ask which areas are affected and how the assessment supports the recommendation.
  • Identify the work included, along with adjoining details and any exclusions.
  • Discuss what is known about the underlying condition and what remains to be investigated.
  • Ask how further findings will be recorded and agreed.
  • Consider access and the timing of other planned building work.

There is no single roof age or percentage of damage that answers every repair-or-replace question. The material, condition, earlier work and the proposed scope need to be considered together.

Bring the roof's history to the assessment

Collect earlier reports, repair invoices and photographs. Note where water appeared, the weather at the time and whether a previous repair changed the pattern. A record of repeated work is particularly useful when deciding what to do next.

Keep related drainage issues in the same maintenance record. Our gutter-cleaning schedule guide helps distinguish recurring debris from a defect that keeps returning after a clean.

Your questions

Does an older roof always need replacing?

No. Age is one piece of its history; the condition and the problem being addressed determine the sensible options.

Is restoration the same as replacement?

No. Restoration retains a suitable roof and involves preparation, repairs and coating work. Replacement renews the roofing included in the agreed scope.

What if I only have an indoor leak photograph?

Send it with the location and the circumstances in which the leak appears. It is a useful starting point, even though the entry point may be elsewhere.
